3. RESERVE CONTRACT
After visiting the selected properties, and finding your favorite one, we will assist you during price negotiations to get your offer accepted. Once an agreement is made, we will prepare a reserve contract to take the property off the market and a 3.000€ deposit is paid to secure the property.
The next step would be the 10% purchase contract signed by all parties with the payment to the sellers, after the property paperwork has been checked by your solicitor. This is usually within 1 month from the reserve contract.
The final stage is the completion at notary when you take posession of your new home and this is usally within a máximum period of 3 months.

DOCUMENTS REQUIRED TO BUY A PROPERTY FOR NON-RESIDENTS
- Foreigner Identification Number (N.I.E).
Requests for an N.I.E can be made in person at the Office of Foreigners in Spain or through a representative with Power of Attorney (such as asolicitor).
- Spanish bank account.
The buyer needs, after obtaining the NIE, to open a Bank account in Spain. The bank account is required for the accreditation of the means of payment for the buyer purchasing a property, as well as for the payment of successive costs and taxes.
For the opening of the current account, the Bank will ask the buyer for the NIE and a valid passport.

EXPENSES AND FEES FOR THE PURCHASE OF A PROPERTY
When you buy a house in Andalucia you should add approximately 10% on top of the selling price of the property to cover the purchase tax and expenses. For example:
- ITP Taxes (Property Transfer Tax) is 8% of the value declared in the Deeds (Escritura).
- Notary and Land Registry fees are approx. 1,5% of the property value.
- Solicitor´s fees, they are normally about €1,200 euros, depending on the work required.
- In case the property is a New Build, instead of the purchase tax, there is a VAT charge of 10%.
- If you are purchasing with a mortgage there are some extra costs to take into account.
NOW THE PURCHASE TAX HAS DROPPED TO 7% IN ANDALUCIA AND DEPENDING ON THE PROPERTY AND AREA YOU BUY, IT COULD BE EVEN CHEAPER.
